HCR’s experienced team of agriculture and estates lawyers are leaders in their field. Our experience

Many farms and estates include land held in trust or in settlements, perhaps including heritage properties or assets. Whatever their size or location, strategic advice and preservation of assets, along with diversification of income are issues for rural landowners requiring a practical, informed approach. We have an excellent reputation for supporting landowners, farmers and rural business owners to own, run and pass down their assets.

Our rural clients have more than £700m worth of development land in, or under option promotion agreement or renewable development. We advise on Agricultural Property Relief and Business Property Relief to maximise the benefits to you. We also advise on Lasting Powers of Attorney and the creation of wills within the context of your business. These provide a safety net if you become incapacitated.

Help with development and income diversification

The country has an increasing need for housing, places of employment and other commercial uses. For the owners of rural land, development is something that needs to be carefully considered but can present a substantial opportunity. Whether you are considering a promotion agreement, option agreement, hybrid or other development agreement, we can guide you through the process. We combine both an understanding of your business with deep experience in negotiating with promoters and developers. This means we can anticipate and overcome the issues you might face and produce the best result for you and your family.

Whether through development, land management or leisure use, income diversification is high on the agenda of all rural businesses and landowners. We will set up the arrangements ensuring you retain the necessary control however you choose to diversify – from shooting to glamping. Land management schemes, biodiversity areas, and carbon capture are not available to all, but opportunities exist if they can be tailored to fit with your future plans. We can advise on the correct way to approach each opportunity including development of all types, always liaising with your accountants and land agents.
