Why choose me

I qualified over 20 years ago as a commercial property lawyer – but I found dealing with residential property to be a very interesting, varied and often demanding area of law. As such, I decided to specialise in this field, bringing a commercial approach to transactions.

Working alongside my clients, I get to know them to guide them through transactions and provide a personal service. When needed, I’ll visit my clients at their property to help them prepare for a sale or visit a property being purchased to investigate any legal issues revealed by title documents and where clarification on-site would be beneficial. Experienced in all kinds of residential property transactions, I strive to find workable ways through any problems, taking a proactive approach to help the transaction proceed as smoothly as possible.

My clients include first time buyers, homeowners, high-net-worth individuals, entrepreneurs and investors. I’ve acted in the sale and purchase of a wide range of rural and urban residential properties all over the country – from multi-million pound listed properties in the Cotswolds to newly built holiday homes in Cornwall and beach huts in Suffolk.

My specialisms include complex title issues, unregistered land, country houses and rural property, listed buildings, remortgages and transfers of equity.

Outside of work, my passions include spending time with my family, walking my dog on the beach and in the countryside and swimming in the sea off the Cornish coast.

Questions my clients ask me

Searches are important – they could flag issues with the property which might lower its value or restrict its use. If you’re financing the purchase with a mortgage, lenders will often insist on searches being carried out. However, depending on the circumstances of the transaction, it might be possible to take out “no search” insurance.

I’ll deal with your transaction proactively and progress it as quickly as possible but other factors will often determine the ultimate timescale. These include delays relating to any transaction in the chain, mortgage finance and how quickly the solicitor on the other side deals with the transaction.

This can take many months, sometimes years, but if a property is being sold, we can ask the Land Registry to expedite the application.
