Communication – be open and honest about your goals and timescales with your solicitor and share all information with them. Remember to keep a good relationship/line of communication open with other parties in the transaction.
Act early – instruct experienced advisers from the outset. This includes an agent to negotiate favourable terms and progress the transaction, and a surveyor to inspect the physical condition of the property.

What additional costs are there?
You should also budget for Stamp Duty Land Tax (SDLT), Land Registry fees and potentially VAT.
Do you need to carry out due diligence on the property if I’m only taking a short lease?
Subject to the terms of the lease, you will be responsible for the property for your period of occupation. If you don’t know the potential issues, you cannot plan, prepare and budget for them before you commit to the lease.
