My work includes housing management matters such as breaches of tenancy, anti‑social behaviour, rent arrears, possession proceedings and tenancy enforcement, across secure, assured and short‑term tenancies.

I also advise on leasehold management and real estate disputes, acting for freeholders and leaseholders on issues including service charge disputes, breaches of lease, collective enfranchisement, right of first refusal, right to manage claims, appointment of a manager applications and boundary disputes.

Questions my clients ask me

The timeframe depends on several factors, including the type of tenancy, the grounds for possession and whether the matter is contested. In straightforward cases, such as clear rent arrears, possession can be achieved within a matter of months; more complex or defended claims may take longer. Court availability or procedural issues can also cause delay. I work closely with clients from the outset to ensure notices and evidence are prepared correctly, helping to minimise delays and progress matters as efficiently as possible.

Service charges must be reasonable, properly incurred and compliant with the terms of the lease. Where charges are challenged, the matter may be determined by the First-tier Tribunal (Property Chamber). It’s important that landlords and managing agents maintain transparency, follow consultation requirements where required and keep accurate records. I advise clients on both pursuing and defending service charge claims, as well as putting systems in place to reduce the risk of disputes in the future.

Leaseholders may have rights to collectively purchase the freehold (collective enfranchisement) or to exercise the right to manage, provided certain criteria are met. These processes are highly technical and require strict procedural compliance, with disputes often arising around eligibility, valuation or process. I provide end-to-end advice, from initial eligibility assessments through to completion or dispute resolution.
