Why choose me
With more than 25 years’ experience in property law, I specialise in rural transactions across Shropshire, Mid Wales and the surrounding counties. Having lived on a smallholding for many years, I understand the practical realities of buying and selling in rural communities and the unique challenges these properties can present.
I focus on making the conveyancing process straightforward and transparent. My clients value clear explanations without legal jargon, practical guidance at each stage and constructive, sensible negotiation with agents and solicitors to keep matters moving smoothly.
Timescales and costs are always communicated openly. I work closely to clients’ instructions so I fully understand their priorities from the outset. My aim is to give every client confidence in what they are buying and clarity about the process from start to finish.
At HCR, I work alongside colleagues in agricultural, commercial, planning, taxation and probate teams to ensure that even the most complex rural transactions benefit from specialist, joined-up advice.
Outside work, I spend much of my time training, working and competing with my Labrador gundogs, and I enjoy long-distance walking in the countryside I’m proud to call home.

Questions my clients ask me
It depends on several factors, such as the length of the chain, whether any buyers require mortgages, whether everyone wants to complete at the same time, whether there are issues with the title to the property and whether replies to enquiries are satisfactory. We’ll aim to work to your preferred timescale and keep you updated throughout, notifying you of any issues as soon we are aware.
This depends on whether the property title – registered or unregistered – contains any restrictions, covenants, easements or overages that could prevent you from developing the property or using it for business use. Property searches will also identify any historical listings or planning restrictions. We’ll let you know about these as soon as possible, as you may decide not to proceed if the restrictions don’t align with your plans.
