Outside work, I enjoy keeping active through running, rafting and fitness training.

As a lease gets shorter, a property can become more difficult to sell or remortgage, and its value may decrease. If your lease falls below 80 years, you may also have to pay a ‘marriage value’ premium when extending it. Subject to eligibility, leaseholders have a statutory right to extend their lease by 90 years under the Leasehold Reform, Housing and Urban Development Act 1993.

Social landlords are expected to take a proportionate approach before pursuing possession proceedings. This typically includes issuing warnings, offering mediation or support, liaising with relevant agencies such as the police, environmental health and social services, and considering the use of Acceptable Behaviour Contracts (ABCs) before resorting to court action.

Early planning is essential. Reviewing leases, consultation requirements, procurement arrangements and cost recovery mechanisms before works begin can help prevent costly disputes and delays later in the process.
