Myria Griffiths

Senior Associate

Why choose me

I help farmers, landowners, tenants and lenders with the legal aspects of buying, selling, letting and financing farms and rural property.

Living on a farm myself, I have a genuine understanding of how farming businesses operate and a real appreciation of agriculture and rural life. This practical insight, combined with my specialist rural property experience, helps me provide advice that’s both commercially focused and rooted in the realities of farming.

I take the time to understand each client’s farm, the people involved and the wider implications of a transaction. My advice is practical, proportionate and delivered in clear, accessible language without unnecessary legal jargon. I’m also able to advise clients in both English and Welsh.

I advise on the sale and purchase of farms, agricultural land and rural property, farm business tenancies and other agricultural occupation arrangements, refinancing matters and a wide range of issues affecting rural property.

Outside work, I help my husband on the family farm, which runs a pedigree Limousin herd. I also enjoy gardening, growing cut flowers and spending time with my family.

Questions my clients ask me

Every transaction is different, but key issues commonly include title and access, boundaries, rights and easements, occupation arrangements, environmental matters, planning, services, finance and the proposed timetable. I identify the points that matter most to the transaction and explain their practical implications.

A farm business tenancy is an agreement that allows agricultural land or property to be occupied for farming purposes. The written terms should clearly address matters such as the extent of the holding, length of the tenancy, rent, repair obligations and arrangements at the end of the term.

Yes. I act for borrowers and lenders on agricultural refinancing, helping to investigate title, address property issues, satisfy lending requirements and progress security documentation efficiently.
