I have a combination of residential property, planning enforcement and listed building prosecution experience, with particular expertise in complex and high-value transactions, including listed buildings and rural property.

Not always – it depends on many factors, including the nature of the works and when they were carried out in relation to when the property was listed. In most cases, a practical solution can be found.

Every transaction is different, particularly where there are planning or title issues. I focus on progressing matters efficiently while protecting your position. However, I’m aware of how important a ‘lightning quick’ transaction can be for some clients and recently completed a £250,000 leasehold purchase in 15 working days.

When viewing a property, look out for signs of modern alterations, such as new roofs, skylights, modern flooring, UPVC windows or open-plan layouts. The estate agent should be able to find out from the seller whether the necessary consents were obtained. Instructing an experienced solicitor early can also make a significant difference.
