Tessa Crocker

Associate, Commercial Property

Why choose me

Real estate law is a great mix of short-term transactions and long-term projects, which affords me the opportunity to work with a variety of clients. It’s great to actually see the benefit clients get from the work we undertake together – be it a new office space letting or the completion of a development.

Understanding each client’s objectives, both generally and in terms of the specific matter at hand, means I become part of my clients’ team as well as a trusted advisor. This helps me focus on what’s really important and deal with the matter in an efficient and cost-effective way.

My specialisms include landlord and tenant law, freehold and leasehold acquisitions and disposals, investment portfolio management, development and option agreements and infrastructure arrangements. I’ve worked with government organisations, household brands, national developers and religious organisations amongst others, providing sound guidance across all aspects of commercial property law.

Outside work, I enjoy running and reading and I am obsessed with cats – especially my ginger tom, Fawkes.

Questions my clients ask me

It always depends on a number of factors, including responsiveness of the parties and whether pre-contract searches or bank finance and the like are required. Generally, the more information I am given at the outset, the better I am able to assess the likely timescale and costs of the matter.

Indemnity insurance is available for a vast array of issues that may be revealed in pre-contract searches and enquiries, and is usually relatively quick and cheap to obtain. However, it’s important to remember that it only provides compensation in the event of a claim and doesn’t solve the underlying problem. Also it won’t be possible to insure if a potential claimant is aware of the defect.

Sometimes yes, but mostly no. Good communication between all parties is key to ensuring that expectations are realistic and that contingencies or concessions can be discussed if appropriate.
