About me

On a daily basis, I guide clients such as private individuals, lenders and property management companies through sales, purchases, refinancing and property-related matters. I’m very diligent and always think about the bigger picture – it’s my job to see what you don’t, guide you and provide you with options.

I chose to work as a real estate solicitor because it’s so diverse and fast-moving and gives me the chance to work with my colleagues from the probate, planning, tax and matrimonial departments. It’s great to be able to share expertise to resolve issues for clients and there’s always something new to learn.

I’m a patient, approachable professional and I fully understand that moving house can be very stressful, which is why I will work persistently and committedly to achieve your end goal, keeping you informed and advised throughout.

With three teenagers, there’s always something going on for me away from work. I try and keep fit to keep up with them all!

Resolving covenant concerns to get property transaction over the line

A Herefordshire couple keen to exchange on a house, and under pressure because of a looming change in stamp duty liability, were concerned about a covenant related to planning on the property. But Jane Mayglothling’s marshalling of HCR’s expertise brought the transaction to a successful conclusion after she called on planning and property litigation expertise from across the firm to help to resolve the issue. Protecting the purchaser of a listed property

A regular client of Jane Mayglothling was purchasing a listed property. During the conveyancing process, Jane spotted several title defects that could have led to her client being liable for costs or disputes once they had taken ownership. Jane ensured the client was protected with a series of policies, while the Planning, Highways & Environment team contributed concise and helpful advice to add to the protection in risk areas. Jane spotted they would need to use part of their neighbours’ land to access their own property but that no right to do so existed in the deeds. She negotiated a deed of easement, which gave them the right of access and could save legal headaches in the future. Discover my top tips

Tell us your story – why are you moving and where? The more information we have, the better we can advise you. It’ll also help us to spot and solve potential problems so you get what you want.

Get a house survey. If there are any problems, you have a powerful bargaining chip to negotiate the price or you can ask the seller to deal with repairs. Remember a valuation is not the same as a survey.

Read all of the paperwork we send you and follow our instructions, otherwise there may delays down the line.

Who will handle my matter?

My colleague, Jess, and I will always be on hand to assist you, and you’ll have access to us via email and direct dial.

How long will it take?

It can vary, but an average house purchase can take 6–8 weeks, with other property matters generally taking between 3 and 12 weeks. It very much depends on the other parties involved in the transaction.

How much will it cost?

For most transactions, we can provide you with a fee estimate at the start. Should the matter become more complex or drawn out, we’ll send you a revised estimate to keep you fully up to date.
