When a tenant wanted to negotiate the sublease of part of one of the floors in a building to a third party, they contacted Real Estate Legal Director Suzanne Vercoe for help. Suzanne prepared and negotiated a Sublease of Part and dealt with the sub-tenant’s solicitor’s enquiries.
She also obtained the consent of her client’s landlord to grant the lease along with its consent to the proposed sub-tenant’s works. The matter was completed on time and within budget.
The client now has an occupier for its surplus space in the building – enabling it to use this rental income towards the rent it pays to its own landlord on the empty space.
