How quickly can we complete?
I will always aim to complete within your timescale and manage your expectations, but the speed at which we complete is dependent on all parties and the speed at which we receive instructions and responses.
Can you provide advice in respect of the heads of terms?
Whilst I cannot provide you with advice in respect of the commercial terms such as rent and length of term, I can help you with the legal points and point you in the right direction in respect of the commercial terms. I can also advise you as to who can help you and guide you through the process.
I have found someone to take over my lease, can I just assign it?
Whether you can assign your lease depends on what terms were originally agreed. I would advise that you instruct a solicitor early on to look at your existing lease. This will establish whether there are any requirements in respect of assigning the lease e.g. whether a formal licence is required or an authorised guarantee agreement. Otherwise, if you just assign the lease, you could be in breach of your obligations.
