Samantha Houlden

About me

Although property law wasn’t my first choice of practice area, I love the wide variety of property transactions I get involved in. I have a vast amount of experience in all aspects of non-contentious property law, including a full range of residential and commercial property related matters. This means that no two days are the ever same.

I act for a variety of individual and corporate residential and commercial clients. This gives me exposure to a hugely diverse range of people, some of whom are going through one of the most stressful experiences a person can encounter and, therefore, it’s important that my approach and advice is tailored to meet each individual client’s needs. My role can be extremely challenging at times but delivering pragmatic solutions and exceeding client’s expectations is what I enjoy most about the work I do.

My clients say I am approachable, responsive and accessible. They are often surprised when they receive an email or telephone call from me outside of office hours or over the weekend. I listen to what my clients need and do what I can to make their transaction as smooth and stress-free as possible.

Property guidance leads to high praise from clients

Buying a property is often tricky - but going through the process and deciding that it may not be the right decision after all can be even more difficult. That’s what happened to Frances and Bryan, who turned to real estate lawyer Samantha Houlden for help when moving house. When the proposed purchase became problematic, they decided the move was not for them. They followed Samantha’s guidance and were able to wait until they found the perfect property. How long will it take to complete my purchase?

This depends on a number of things, including how quickly your mortgage application is processed and your offer is issued, how quickly your survey is undertaken, the turnaround time for your search results, the complexity of the chain but, most importantly, efficiency of the other parties in the chain act – the chain can only move forward when everyone is ready.
